아파트 평균 분양가는 2016년(3,914만원)과 비교해 4년 사이 1.22배 올랐는데 같은 기간 오피스텔 분양가는 1,843만원에서 5,561만원으로 3배 올랐다. 특히 2020년에는 2014년 이후 6년 만에 오피스텔 분양가가 아파트를 추월했다.
이런 상황이 발생한 것은 강남권 아파트가 분양가 상한제를 적용 받는데다 이 기간 공급 또한 제대로 이뤄지지 못했기 때문으로 분석된다.
결국 2020년 이후 분양이 끊긴 아파트를 대신해 비교적 공급이 원활한 오피스텔로 수요층이 시선을 돌렸고 분양가 상한제로부터 자유로워 높은 분양가와 고급화 전략을 택한 고가 오피스텔이 아파트의 자리를 대신하고 있는 셈이다. 또 오피스텔이 준주거지역, 상업지역 등 상대적으로 땅값이 비싼 곳에 지어져 일정 수준 이상의 분양가를 책정하면서 상품도 고급화 돼 고급 수요층의 관심이 높아졌다.
이런 트렌드가 확산되며 2020년 이후부터는 3.3㎡당 1억원 이상의 초고가 오피스텔도 속속 등장하고 있다. 2020년에는 3.3㎡당 1억2,000만원대의 르피에드 인 강남이 분양했고 2021년에는 1억4,000만원대의 루시아 도산208, 갤러리 832 강남 등이 분양했다. 올해에는 1억5,000만원대로 아티드, 레이어 청담이 분양을 시작했다.
르피에드 인 강남, 원에디션 강남, 파크텐 삼성, 루시아 도산208 등 초고가 오피스텔들은 채 당 최고 20억원대의 분양가에도 단기간에 완판됐고, 최근 분양에 나선 아티드도 약 25억원에 달하는 높은 분양가에도 계약이 꾸준하게 이뤄지고 있는 것으로 알려졌다.
부동산인포 권일 리서치팀장은 “지난해 10억원 이상의 오피스텔 매매거래량이 2년 전 대비 3배 이상 증가했을 만큼 고가 오피스텔 시장의 규모가 빠르게 커지고 있다”며 “땅값, 자재값, 인건비 등이 일제히 폭등하며 분양가 상승이 불가피할 것으로 예상되는 만큼 오피스텔의 분양가 상승세는 앞으로도 더욱 가팔라질 수 있다”고 말했다.
